MULTIPLE LISTING SERVICE

Both sides of the river have boards of realtors. A board of realtors is basically a trade association where all agents and companies cooperate to advertise, show and sell homes. THE GREATER DAVENPORT BOARD OF REALTORS serves the IOWA QUAD CITIES. All agents licensed on the Iowa side of the river have access to this information if they belong to the board. THE ILLINOIS QUAD CITY AREA REALTOR ASSOCIATION serves the ILLINOIS side of the river. Again, all agents licensed in Illinois and belonging to the Board will have access to the listing information on all homes from all companies. BOTH boards have internet exposure and participate in a common computerized MULTIPLE LISTING SERVICE. This means that all companies post all their listings in one central location, and each member agent has the opportunity to show and sell the listings of all companies. This information is made available to the public on Remax.com and Realtor.com. More detailed information for associated agents is obtained through MLS books which are printed bi-weekly or the MLS computer. Computer data is the most accurate and is updated daily. Agents working within the computer system can leave a client sub-program. This Program can list a clients shopping pattern for a new home. Any time a new listing is taken by any company that matches this list, the computer will alert this agent of the new listing. This allows you to see these new homes first. Your agent can even allow other agents direct access to your home profile. If they are listing a similar home, they can contact your agent of the details and when it will hit the market. As a result, most active agents work almost exclusively out of the computer, and many of the best homes are never seen in a magazine, newspaper or open house before they are sold.
